When selling a house the first room most people see first is the living room. As a Professional Property Stager our job is to show case the most important features of that room and also show a walk through flow so a buyer can envision his/her own things in that space.
The special features of a living room could be the expansive walls, fireplace or huge picturesque windows that show spectacular views or simply to show the beautiful wood flooring.
To show the expansive walls, it could be as simple as taking down all the family portraits then painting the wall a more neutral color and hang only one piece of artwork with color. This will allow the buyer to see the large walls space which now the buyer can envision their new sectional or large screen TV in that living room.
To show off the spectacular view it could be as easy as removing the heavy draperies. This not only could be blocking the gorgeous mountain or ocean views, by but also could be hiding the brand new windows and trim work that was recently installed.
There always needs to be a focal point in a room and most often it is the fireplace. Many times a fireplace is hidden by knick-knacks, pictures of the family etc. By removing all personal items and only adding essentials like hanging a larger picture or mirror above the mantle and adding only 3 items of a scale of low, medium and high a buyer will now be able to see the marble or slate and not the stuff. This will also create a WOW factor in the living room.
Wood floors are a great selling feature but if a buyer cannot see the floors because of too many area carpets or too much furniture, they will not see one of the biggest assets of the home.

Staging wasn’t the only reason her home sold in a jiffy, but it helped, says Bouchard.
With advice from professional home stager Connie Nedergaard, founder of Ottawa-based Stage N Sold Properties Inc., and McGowan and by using some of their own ideas, the couple overcame two significant roadblocks they thought would scare off buyers — the home’s unfriendly layout and their large Bernese mountain dogs, Mina and Mojo.
To boost the family appeal, a second-floor home office was returned to its bedroom status by borrowing a bed. Then, the basement, which was used as a woodworking shop, was converted back to a recreation room that would accommodate children and family social events. The conversion involved painting and drywalling, ceiling repairs and the purchase of a new carpet.
