Leading home staging company is the answer for those entering the Industry

Ottawa, ON – October 22, 2009 - A recent CNN list ranked Home Stager as the #1 career choice on their “Seven emerging jobs poised for growth” list. Canadians are not far behind in recognizing the value in Home Staging. The downturn in the Real Estate Industry has changed how properties are marketed to sell faster and for more money, gaining higher ROI for sellers. Connie Nedergaard, successful business owner in Ottawa Ontario www.stagednsold.com , operating for 8+ years and is one of the largest independent staging businesses with 5 locations across Canada. Staged N Sold Properties Inc. recently announced expansion plans by franchising the company for those looking for success in this industry.

Staged N Sold’s business integrity and credibility ensure that homeowners can rest assured that they will benefit from working with professionals that have received the highest standards of training and service provision in the industry. This has been a direct result of the determination of Nedergaard, a Certified Professional Property Stager, Instructor and National Director of Operations for Elite CSPI and former Realtor, The goal to set industry leading standards to protect stagers, real estate professionals and homeowners alike. Nedergaard said, “Strong training is an essential foundation for my business.”

Staged N Sold Properties Inc.’s proven exclusive 3 Level Service plan; on going learning programs in the company and the training standards & co-operation of CSPI Academy we will have the ability to provide all agents nationally with certified, well trained real estate staging professionals.

Staged N Sold Properties Inc. will be the only nationally franchised brand in the Canadian Home Staging Industry. Their tag line of “Sell it Faster, Sell it Smarter” has helped real estate agents and homeowners sell more than 150 million dollars of real estate. Their full business model has proven to be successful regardless of economic conditions and with 5 locations nationwide they continue to be industry leaders staging vacant properties, resale and property management projects.

When selling a house the first room most people see first is the living room. As a Professional Property Stager our job is to show case the most important features of that room and also show a walk through flow so a buyer can envision his/her own things in that space.

The special features of a living room could be the expansive walls, fireplace or huge picturesque windows that show spectacular views or simply to show the beautiful wood flooring.

To show the expansive walls, it could be as simple as taking down all the family portraits then painting the wall a more neutral color and hang only one piece of artwork with color. This will allow the buyer to see the large walls space which now the buyer can envision their new sectional or large screen TV in that living room.

To show off the spectacular view it could be as easy as removing the heavy draperies. This not only could be blocking the gorgeous mountain or ocean views, by but also could be hiding the brand new windows and trim work that was recently installed.

There always needs to be a focal point in a room and most often it is the fireplace. Many times a fireplace is hidden by knick-knacks, pictures of the family etc. By removing all personal items and only adding essentials like hanging a larger picture or mirror above the mantle and adding only 3 items of a scale of low, medium and high a buyer will now be able to see the marble or slate and not the stuff. This will also create a WOW factor in the living room.

Wood floors are a great selling feature but if a buyer cannot see the floors because of too many area carpets or too much furniture, they will not see one of the biggest assets of the home.

With advice from professional home stager Connie Nedergaard, founder of Ottawa-based Stage N Sold Properties Inc., and McGowan and by using some of their own ideas, the couple overcame two significant roadblocks they thought would scare off buyers — the home’s unfriendly layout and their large Bernese mountain dogs, Mina and Mojo.

To boost the family appeal, a second-floor home office was returned to its bedroom status by borrowing a bed. Then, the basement, which was used as a woodworking shop, was converted back to a recreation room that would accommodate children and family social events. The conversion involved painting and drywalling, ceiling repairs and the purchase of a new carpet.

Set the stage

Three Ottawa home-staging experts share their tips to get the edge in a sluggish real estate market
By Janet Wilson, The Ottawa Citizen
We asked our experts for their top three tips to help close a quick sale:

Connie Nedergaard is president of Staged N Sold (www.stagednsold.com)

1. Space sells. If you have a four-bedroom home, but have been using a room for storage or as a sewing room, turn it back into a bedroom.

2. Splurge a little. “If a buyer sees 10 homes a day, then he or she has walked through about 40 bedrooms,” says Nedergaard. “New bedding –especially in the master bedroom — is the best investment you can make. It’s also something you can take with you whenever you go.” Replace tarnished faucets, taps and kitchen hardware.

3. It’s all about packaging.

To show off your home, eliminate 70 per cent of your personal and household stuff. If you can’t afford to put them in storage, store the boxes in the basement. Tip: Leave enough space around the perimeter of the room so buyers can walk around.
