Step 1: Discovery – Introduction
One of our professionals will meet at the property with all parties concerned to identify the needs of the client. This visit will include an inspection of the property to evaluate and determine the necessary steps. Following that an estimate will be provided to the client. This quote will also include a time line and schedule for completion.


Step 2. The Consultation
Should the client agree to move forward with the estimate provided, our professionals will return to complete a detailed written report. Our professionals will guide the client through each room and provide details of each space.

Content Sale: Should the consultation include selling the contents of the property, recommendations will be provided regarding price and other concerns regarding the sale. Time constraints and financial goals will be addressed at this time.

Executor of the Estate: For the protection of the client/estate, we ask that proof be given prior to the consultation in order to proceed with our service.

Step 5: Pre-Staging – Condition
At this point the property will have been cleared out of all unnecessary or unwanted items. During your consultation process an assessment of condition will have been addressed and the sellers will have determined what changes will be made to get the home market ready. This is the stage where all conditions will be met and the property will be cleaned to prepare for showcase readiness.


Step 6: Staging – Showcasing the Home for Sale
Once, the organization of the property has been completed, A Certified Staging Professional will Showcase the property for maximum market potential.


Step 7. De-Staging
Congratulations! At this point the property has sold and now the remaining items will need to be removed and distributed as per agreed upon in the initial consultation and contract.

There are seven steps in our Estate Staging Service, depending on you’re your needs all steps may not apply.

Step 3. Organize
With more than 25 services, Staged N Sold will edit, sort, store, move/deliver, sell and/or pack your items. We will make the necessary arrangements for items to be distributed as charitable donations, to designated family members and/or arrange for the removal of unwanted items.


With access to appraisers, auctioneers and other valuable resources we will help you get maximum value for your items.


Insured and bonded your valuables and home will be treated with extreme care. Items needed to showcase the home for sale will be removed after the sale of the home.


Step 4. Content Sale
Staged N Sold will advertise, set-up, research, price and display items for sale. Your items will be organized, priced, catalogued and photographed and made available on line in preparation of the sale. Appraisers and industry experts will evaluate any prized possessions prior to the sale in order to help you get the most value for each item.


Our SNS Professionals will be onsite to support the sale and safety of your items and home. On average the preparation process takes approximately a week for a one day sale. The cost for this service will be based on a percentage of the sale. The unwanted remaining items will be removed and/or delivered to previously designated destinations. We will do our best to offer you the most competitive removal fee related to your needs.


A cheque and summary of total sales will be provided to the client after the sale. Staged N Sold does accept all visa and mastercard to potentials buyers at the sale.
